On Saturday 31 July 2027, 15 of Germany's 16 states are on school holiday; only Bavaria starts two days later. For five Saturdays running, from 10 July to 7 August, between 13 and 15 states are off at the same time. A week by the water in that window means competing with most of the country for the same few houses. France starts as a single block on Saturday 3 July 2027.
The 2027 holiday dates at a glance
The German dates come from the KMK school holiday calendar 2026/27 (as of 9 October 2025), the Dutch ones from rijksoverheid.nl and the French ones from service-public.gouv.fr. For the first holiday week we use Saturday to Saturday, beginning on the first Saturday on or after the first day of the holidays. Each link opens the collection with exactly those dates filled in.

For the three countries in the tables there are dedicated pages: Germany, the Netherlands and France. A selection built around summer and waterside locations sits in the tiny house summer holidays hub.
Why the first holiday week goes first
Families with school-age children plan backwards from the first free day, and plots right on the shore or behind the dunes are limited. The number of states on holiday is not an occupancy figure, but it shows how many families are free at once: on 3 July, the first Saturday of the season, seven German states are off; a week later it is 13. Which weeks a host has opened for 2027 is the host's call. If summer is still blocked, the link stays valid and you can check again later.
Using the staggered holidays
German summer holidays are spread over more than five weeks: Hesse, Rhineland-Palatinate and Saarland start on 28 June, Bavaria on 2 August. If your state starts early, take the weeks before the crush, because on 3 July only seven states are off. If you come from North Rhine-Westphalia, Baden-Württemberg or Bavaria, your advantage sits at the end: from 21 August only those three states are still on holiday, and from 4 September only Baden-Württemberg and Bavaria.
The Netherlands staggers by region: North from 10 July to 22 August, Middle from 17 July to 29 August, South from 24 July to 5 September. All of France starts on 3 July, which is the date to plan around for coastal destinations such as Arcachon or Brittany.
June and September as alternatives
In June 2027 no German state has summer holidays; the earliest first day is 28 June. At the other end the season finishes on 13 September in Bavaria. Outside those windows you compete only with travellers who are not tied to school terms. Spring has windows too: Whitsun holidays 18 to 29 May in Baden-Württemberg and 18 to 28 May in Bavaria, the Dutch May holiday from 24 April to 2 May, and the French spring holidays between 3 April and 3 May depending on the zone.
How the travel-date links work
The links in the tables end in an address like ?ci=2027-07-03&co=2027-07-10, where ci is arrival and co departure. The page puts both values into the date fields and passes them on to the booking links of the houses. Nothing is stored and there is no cookie. Stays of one to 30 nights starting today or later are accepted, and a pair that does not add up sends the page back to its default window.
Families: check the sleeping places
Many tiny houses are built for two. The tiny houses in Germany for families view lists houses for four or more guests, a much smaller group, where booking early matters more. Look at how the beds are spread behind the guest count: a sofa bed in the living area and a loft bed reached by ladder both count as a sleeping place, but they are different things for a five-year-old and for an adult. How we check houses is described in our method.
Travelling with a dog
Pet rules differ from house to house: some hosts include the dog, some charge a fee, some allow it on request only. Settle this before you book, especially for large dogs or two of them. Dog bans on the beach in high season are set by the municipality and will not be in the listing.
What does a night cost?
